When it comes to roof replacement, choosing the right roofer is just as important as choosing the right type of roofing system for your home — and your budget. We’ve put together a list of 20 questions you can ask a potential roofer to see if they’re the right fit for your project.
In this two-part series, we’ll dive into each question with helpful information and tips.

Let’s get started with the questions!
1. DO YOU PROVIDE AN ACCURATE, DETAILED ESTIMATE FOR THE PROJECT?
To begin, you should always receive an estimate in writing that includes a detailed, accurate description of the work being done — as well as the products and supplies being used. This is important for many reasons, including having an accurate price for the project, as well as understanding exactly what you’re getting.
For instance, just because your roofer is installing GAF shingles doesn’t necessarily mean they are installing a complete GAF roofing solution (there are actually seven components to a roofing system). If product specifications are in writing before the project begins, it’s easier to ensure you are getting what you paid for. The estimate should also spell out if any of the work is being subcontracted (which does happen, you just don’t want any surprises).
2. ARE YOUR ROOF INSPECTIONS FREE & WHAT DO YOU INSPECT?
Legacy Exteriors’ inspections are always complimentary, as all inspections should be. If you come across a roofing contractor that’s looking to charge you for an inspection, find another contractor. Inspections can be especially important in determining if there’s life left in your roof, if it’s functioning properly, needs repair, or replacement. Inspections should also include photography of any damaged portions of your roof so you can see what’s going on first hand.
If they don’t bring it up, ask the contractor exactly what they inspect. A thorough inspection includes looking at the roof deck (sheathing), shingles, flashing, chimney, attic, and more. They should also check your attic’s ventilation to make sure it is functioning properly.
3. WHAT IS YOUR EXPERIENCE LEVEL?
If this sounds like a question you might hear at a job interview, that’s because it is. Your first meeting with a potential roofing company is an interview to help you determine whether or not you want to hire them. And even if they are really nice, understanding their level of experience — and competence — is important.
One way you can tell how experienced a roofer is, is whether or not they have certifications like the GAF Master Elite and GAF Fortified certifications. These types of accomplishments have to be earned, so they are a good indicator of competency.
4. WHAT ARE YOUR LICENSES & CREDENTIALS?
Just as important as experience, are licenses and credentials.
Before agreeing to work with a roofing company, make sure they have all of the appropriate licenses and credentials that are required within Dane County and Wisconsin. The easiest way to check on these items is to call your city administrative offices to attain your local requirements. It is typical for licensed contractors to willingly provide their licensing. Another good benchmark is the Better Business Bureau (BBB), to see: (1) if the company is listed; (2) their BBB grade.
5. WHAT KIND OF TRAINING DO YOU HAVE?
Training can come from attaining certifications, certificates, or attending seminars, workshops, classes, and the like. All of these types of trainings help a roofer’s team stay current, and well-versed in the latest trends in roofing technology and safety.
Often, if they exist, a roofing company will share their training, as well as awards and certifications, on their website. Ongoing education ultimately yields better service and better installations for homeowners, especially since roofing solutions are constantly evolving, making it important to work with a roofer that is dedicated to ongoing training.
6. IS YOUR COMPANY FULLY INSURED?
A fully-insured roofer is a must.
An insured contractor means that the roofer is protected — and that you are protected — in the unfortunate event of an accident on your property. Roofing companies without up-to-date insurance should be avoided at all costs. The last thing a homeowner needs is to be held responsible if a roofing company’s employee has an accident working on your project.
Be sure that the roofer you choose has AT LEAST general liability and worker’s compensation insurance.
7. WHAT MANUFACTURERS ARE YOU PARTNERS WITH?

8. WHAT TYPE OF ROOFING MATERIALS DO YOU RECOMMEND, AND WHY?
There are basically two types of roofing companies: those that are truly dedicated to providing homeowners with what they want and need, at a fair price, and those who are dedicated to making a sale. The difference between the two isn’t hard to spot, so if you meet with a roofer, and aren’t feeling heard, or it’s just a blatant sales pitch, find another roofer.
That all said, an experienced, ethical contractor will listen carefully to your needs, and gain an understanding of your budget, while walking you through different roofing options. Even if you’re set on asphalt roofing, there are tons of options to choose from — including various types of asphalt roofing (with different price points), colors, and solar panel options — so it’s important that your roofer is knowledgeable so they can help you identify the right roofing, at the right price, for your home.
9. HOW DO YOU PROTECT MY PROPERTY DURING CONSTRUCTION?
Roof replacement is a project that includes heavy materials and debris, and it’s important that your roofer knows exactly how to protect your home during the roof removal and installation process.
Experienced roofers know how to protect things like landscaping, vehicles, outdoor furniture, siding, and so on. Some things you can expect to see are protective, commercial grade tarps to protect landscaping, magnetic nail cleanup, gutter shields, an organized environment or “staging” area, as well as timely debris removal.
10. WHAT WARRANTIES ARE INCLUDED?
Having your roofing company explain all of the warranties upfront is another important step in the process. And make sure you get printed copies of the warranties for your records. In addition to manufacturer warranties, also inquire about the contractor’s workmanship warranty, as well.
